What does buying cost in Andalusia?

As a rule of thumb, budget 10–12% on top of the price for a resale purchase. Selling as a non-resident? The buyer must withhold 3% of the price on account of your capital gains tax, which we help you reclaim if it exceeds what you owe.

No. Spain abolished the residence visa for real-estate investors on 3 April 2025. If you need residency, we advise on the current alternatives — such as the non-lucrative visa or the digital nomad visa.
7% Transfer Tax (ITP) on the price, plus notary, Land Registry and legal fees. For a new build it is 10% VAT plus 1.2% Stamp Duty. Annual costs include IBI, rubbish tax and community fees.
It is not compulsory, but the notary does not check debts with the community, planning breaches or the fine print of your private contract. Your own lawyer does, acting solely in your interest. Problems found after completion are yours to solve.
