How we help you in Costa del Sol

Full due diligence

Land Registry (nota simple), debts and charges, IBI, community fees, planning status and licences checked before you pay a cent.

Contracts that protect you

We draft or review the reservation and the private purchase contract (arras), with clear deadlines and deposit protection.

NIE, bank & mortgage

NIE numbers, Spanish bank account and coordination with your bank or broker if you need a mortgage.

Notary completion

We prepare and attend the signing of the title deed (escritura) — in person with you, or on your behalf with power of attorney.

Taxes & registration

Transfer tax or VAT, notary and Land Registry, change of utilities and IBI into your name.

Selling your property

Plusvalía, the 3% non-resident retention, capital gains, mortgage cancellation and everything the buyer's lawyer will ask for.

Buying on the Costa del Sol from abroad

Remote purchases

Most of our clients live outside Spain when they buy. With a power of attorney we handle NIEs, bank account, contracts, notary and taxes, and keep you updated by email, phone or video call.

Each town is different

Planning rules, IBI and plusvalía are set by each Town Hall. We know the differences between Fuengirola, Mijas, Marbella, Benalmádena, Estepona and the rest of the coast.

Clear fees in writing

Before we start you receive a written quote covering our work from reservation to Land Registry, so you can budget the whole purchase with confidence.

What does buying cost in Andalusia?

As a rule of thumb, budget 10–12% on top of the price for a resale purchase. Selling as a non-resident? The buyer must withhold 3% of the price on account of your capital gains tax, which we help you reclaim if it exceeds what you owe.
